Delivering backlog maintenance across the nation


The NHS aims to rapidly address the £5 billion backlog maintenance and deliver their Five Year Forward View (5YFV) plan.

As a result of successfully delivering design and project management services on their backlog works programme in Tyne and Wear and East region, NHS Property Services (PS) appointed Gleeds on the four-year National Small Works Programme to deliver internal refurbishments, compliance improvement works and external alterations, whilst managing and utilising targeted spend year on year.

Our combined in-depth healthcare knowledge and national coverage has meant that we consistently deliver high-quality technical support on over 600 sites. This has accelerated change and provided fit for purpose facilities that enable better patient care of local communities.

We are at the heart of creating safe, efficient and sustainable healthcare environments and pride ourselves in closely tracking actions, actively managing risks and proactively resolving issues.

Long-term collaboration

For over half a decade, we have successfully collaborated with NHS PS and their wide range of stakeholders.

We have developed bespoke survey scoping templates to obtain robust technical and cost data. This has informed the overall programme spend and allowed NHS PS to make informed decisions on project delivery.

Acting as a single point of contact, we have heavily influenced works to maximise value for money, ensured direct communication, and successfully executed a streamlined handover process.

Improved ways of working

We have developed a programme that can adapt existing buildings to meet future requirements.

Drawing on our specialist team to lead the delivery of our project management office (PMO) function and report on a regional and national basis, we have provided detailed schedules of works that are fully compliant with Health Technical Memoranda (HTM) and Health Building Notes (HBN) guidance.

This has positively impacted the overall programme and achieved both quality on-site and significant value for money at tender stage.

Maintaining delivery throughout a public health emergency


The COVID-19 pandemic has presented us all with unprecedented challenges.

To minimise disruption and possible suspension of work, we have taken the appropriate steps to continue with the client's programme at pace.

We have facilitated out of hours inspections to minimise risk and reduce disruption to live critical services. Applying a flexible approach has meant that we have effectively managed, maintained and improved the NHS’s properties and facilities, despite the most challenging issues of modern times.
